PROJECT FIT

Hospitality projects built for a repeatable system

We adapt the building logic to the operational model, land conditions and local approval route before the production scope is fixed.

01

Aparthotels and serviced stays

Studios, suites, guest facilities and repeatable room types for urban, coastal and regional locations.

02

Resort cabins and villas

Accommodation clusters, premium villas and shared buildings that can be delivered in phases.

03

Hotel extensions

Additional guest capacity, staff accommodation or satellite buildings where the site programme needs sequencing.

04

Small hospitality concepts

Projects from three accommodation units that require an engineering and manufacturing partner, not a container supplier.

ON-SITE LGSF SYSTEM

A building system, not container construction.

For larger hospitality projects, Modulhauses adapts the design for an on-site LGSF building system. We prepare structural engineering and factory production of galvanised LGSF profiles and components, then coordinate delivery and on-site assembly. We do not promise complete volumetric modules for a large project. Compact standard units may be transportable only where route, dimensions and site conditions allow it.

PERMANENT MATERIAL LOGIC

Steel structure with a project-specific envelope.

The structural system is galvanised LGSF, with a nominal 1.5 mm steel frame. Mineral wool can be used within the envelope. A typical wall build-up is approximately 25–27 cm, subject to the final project design. Walls and floors can include lightweight concrete where agreed. The final layers, thermal calculation, fire strategy and approvals are project-specific.

PHASED DEVELOPMENT

Open capacity in the order the project needs it.

01

Define the first operational phase

Start with the number of rooms, villas or studios needed to launch the business, together with the reception, service and utility logic.

02

Repeat a validated building type

Once the first layout and specification are agreed, repeatable accommodation types can be planned across further phases.

03

Coordinate factory output with the site

Manufacturing, delivery windows and site assembly are coordinated against the approved programme and local interfaces.

04

Adapt before every release

Country-specific engineering, regulations and approvals are reviewed for the individual project; they are not assumed from a standard catalogue.

REAL PRODUCTION

See the construction logic in real work.

Real Modulhauses production material: galvanised steel framing, insulation and façade stages. The final specification is agreed project by project.

MODULHAUSES SCOPE

Clear scope prevents expensive confusion.

  • Project adaptation and LGSF structural engineering
  • Factory production of galvanised LGSF profiles/components
  • Insulated wall, floor and roof build-ups within the agreed specification
  • Delivery planning and coordinated on-site assembly scope

LOCAL RESPONSIBILITIES

Clear scope prevents expensive confusion.

  • Land, permits and country-specific approvals
  • Foundations, local site access and crane/unloading
  • External utilities, local inspections and statutory connections
  • Local design professionals and works not expressly included in the contract

FAQ

FAQ

Can you develop a hotel project from only three accommodation units?

Yes. We review smaller hospitality concepts from three units where there is a clear operational plan, site and route to approval. The scope is then developed around the project rather than forced into a standard package.

Are large hotels supplied as container modules?

No. For larger projects we work with adapted LGSF structural engineering, factory-produced galvanised steel profiles/components and on-site assembly. A compact standard unit may be transportable only if logistics and site conditions allow it.

What is the target production period?

A target period of 60–90 days can be planned only after engineering, scope, contract and payment milestones have been agreed. Actual sequencing depends on the approved programme and local interfaces.

Who handles foundations and permits?

They normally remain within the local project scope, together with site access, cranes, utilities and inspections, unless the signed contract expressly states otherwise.

Can the system be adapted to local regulations?

Yes, through project-specific engineering and the local approval team. We do not state blanket compliance or certification for every country before this review.

MODULHAUSES

Turn a hospitality concept into a production-ready scope.

Start with the first phase, then scale the programme with engineering and repeatable manufacturing.
