For a large hotel, transporting finished room-sized modules is not always the most economical solution. MODULHAUSES can engineer and prepare the LGSF structural package, deliver it to the project location and assemble the complete building on the client’s site.
1. Not a container and not a stack of transported rooms
The building is erected on its permanent foundation as a conventional project, but with a factory-prepared light-gauge steel structure. This removes many transport-width and module-length restrictions and allows the architect to plan rooms, corridors, stairs, service areas and public spaces around the business concept.
2. From architectural drawings to an engineered system
We review the architectural project, grids, spans, loads, floor count, fire strategy and local climate. The structure, connections, bracing, floors and envelope details are then adapted to the applicable Eurocodes and national requirements together with the client’s authorised local designers.
3. LGSF with lightweight concrete
Galvanised steel profiles provide dimensional accuracy and rapid dry assembly. Lightweight concrete can be integrated into selected wall and floor build-ups to improve mass, acoustic behaviour, fire performance and comfort, subject to the final engineering design.
4. Scope, programme and responsibilities
The real programme depends on permits, foundations, project size, finishing standard and local approvals. A clear responsibility matrix must define design, local verification, foundations, structure, MEP, fire systems, façade, interiors and commissioning before a commercial offer is finalised.
