This guide helps investors compare construction options before a technical offer is prepared.
1. Define the commercial programme
Start with the number of keys, gross floor area, room mix, service spaces, circulation, terraces and target operating standard. A 40-key aparthotel and a group of 40 detached villas are different projects even when their total area looks similar.
2. Separate the building from the site
A factory or structural scope is not the same as foundations, access roads, retaining walls, utility connections, permits, local taxes or landscaping. Each belongs in the investment budget, but must be priced by the responsible party.
3. Choose the construction route early
Finished modules can be efficient for repeatable, transportable units. For larger hotels, wider plans or several floors, an LGSF system assembled on the permanent site usually offers more architectural freedom and fewer transport constraints.
4. Freeze a representative unit
Before serial production, agree one typical room or apartment: structure, bathroom, windows, façade, fire and acoustic build-ups, MEP routes and finish level. That prototype protects the budget from late changes.
5. Request a comparable scope
A useful preliminary offer states what is included, what is excluded, assumptions, delivery location and required approvals. It is an investment tool, not a replacement for a final contract and local design package.
